Not much movement this past week. Just one TH closed. It was a short sale and someone got a nice TH for a steal ! The numbers are below.

OBSERVATIONS

Ok so TH that sold that was a short sale went through ! Short sales are still tricky especially if the selling agent doesnt have a professional negotiator. But there are some better circumstances than other. But for those people to get the TH for 385k in Fair Lakes is a steal !

There is one short sale here at Cedar Lakes that is bank approved and is ready to go! It is in the newer condos of Christopher at Cedar Lakes. Don't wait on this.

As far as the other listings here on the market. 6 of the 10 are overpriced. But the longer they are on the market the sellers are willing to come down in price or else it just wont sell. Contact us to help you negotiate.

OBSERVATIONS

The one Townhome sold right at that magic number for Fairfax Townhomes right now. If you can stay right around 400k slightly below, you will have a much better chance of selling. The others that are under contract are short sales and those could take a little while longer.

Owners do not be discouraged if you are thinking about selling. If you have some equity built up and can sustain a little hit and are thinking of getting a single family home or moving closer to the city consider this.

If you were trying to sell your TH and you really would like to get 400k for it but you have to take a 20% cut because of the market. Well you can now sell it for 320k YIKES thats true but look at this. Your next purchase a couple years ago would of cost you 600k but now because of the market they are taking a 20% cut. So this means you are getting your next home for 480k. That is a 40k gap you saved !! 120 k vs 80k Not to mention interest rates are so much lower right now than a couple years ago. Now if the market was like it was 3 years ago you would be losing that 40k but in this market you are gaining. You can not sell high and buy low. It just is not possible.

OBSERVATIONS

3 of the 4 homes that are under contract and that have been under contract for over a month are short sales. These can take a little bit longer. We have a great short sale team in place if you are thinking about selling but know that your are home is worth less than what the market would sell it for. The main reason nothing is selling here at Cedar Lakes is because 1 - Price. The few regular sales that are here are overpriced for this market and will continue to sit. 2 - Short sales. There are a couple great deals out there for the short sales but buyers are being reluctant to want to wait that long.

The older condos at Cedar Lakes are selling ok. Most of these owners have some equity and can take a small hit in selling. Especially because they will make this up in buying their next home at alot lower price. Equity will build up faster in this new home because more than likely it will not be a condo but a townhome which appreciates better.
